Finding a rental home should feel clear, not confusing.
Searching for a property in Edinburgh can move quickly. Good homes attract a lot of interest, viewing spaces can fill up and it's not always obvious what happens next.
Albany Lettings gives tenants a clearer way through the process.
From your first enquiry to viewing, application, referencing, lease signing and move-in, we explain the steps so you always know what's needed and when.
Whether you're looking for your first rented home, moving within Edinburgh or applying as part of a group, our team is here to make the process easier to follow.
We work with landlords who want their properties managed properly.
A good rental experience starts with more than a signed lease. It depends on the condition of the property, how clearly the tenancy is set up, how repairs are handled and how well everyone communicates when something needs attention.
Albany works with landlords who understand that a rental property should be properly prepared, properly managed and properly looked after. That means tenants aren't left guessing who to contact, what happens next or whether an issue has been forgotten.
Our role is to keep the process clear, support both sides of the tenancy and help make the property feel like a home you can settle into.
Properties prepared with care.
Before a property is let, the important details need to be checked. That includes presentation, key information, access, paperwork and anything that could affect the start of the tenancy.
We want tenants to move into homes that feel ready, not rushed.
Repairs are easier to report.
If Albany manages your property, you will have a clear route for reporting maintenance and getting updates.
That means less uncertainty when something needs attention, and a team helping to move the issue in the right direction.
Communication that keeps you informed.
Renting can feel stressful when nobody explains what is happening.
From enquiry to move-in and throughout a managed tenancy, Albany aims to keep communication clear, practical and easy to follow.
What tenants say about Albany
I have always found every member of staff at Albany Lettings to be most helpful and responsive to any questions or requests which I have made in the several years since they took over the management of our flat.

What to expect when you rent with Albany Letting Agency.
Renting a home should feel organised from the first enquiry to the day you move in.
Every property is different, but the Albany process usually follows these steps.
Tennant Support that is clear from the start.
Every tenancy should begin with clear expectations.
Before you move in, we'll explain the key details you need to know, including how the tenancy is set up, who your main contact is, how maintenance should be reported and what to do if something urgent happens.
Some properties are managed day to day by Albany, while others may have a different arrangement with the landlord. Either way, the important thing is that tenants are never left guessing.
Where Albany is managing the property, we can help coordinate maintenance reports, share updates, keep tenancy documents organised and liaise between tenant and landlord when something needs attention.
Where a landlord is your direct point of contact, we'll make that clear from the start so you know who to speak to and how the property will be supported during the tenancy.
The goal is simple: clear communication, fewer surprises and a smoother renting experience for you.

Thank you, Angie! Nightmare scenario with the boiler out, and tenants without hot water or heating. Angie went above and beyond to sort it out, liaising with contractors, warranty team and the tenants - achieving a great result for the tenants and me. Thank you!

Renting in Edinburgh: what tenants ask before they choose a property.
How do I apply for an Albany rental property?
The first step is to book a viewing through our website. If viewing appointments are available, you'll be able to choose a suitable time. After viewing the property, if you'd like to proceed, you can submit a tenancy application for the landlord's consideration.
If your application is accepted in principle, you'll complete referencing through our independent third-party referencing provider. This includes checks such as affordability, employment and previous tenancy history, along with supporting documents including proof of identity and income.
Once referencing has been successfully completed and the landlord approves your application, we'll arrange your tenancy agreement, first month's rent and deposit, before confirming your move-in date and key collection.
