Buying Your Next Rental Property in Edinburgh: Five Questions to Ask
Albany Lettings | Edinburgh investment
Before you commit to a purchase, it helps to understand how the property could work as a rental, from likely tenant demand and achievable rent to preparation costs and ongoing management.
Kate Podles, Albany’s New Business and Investments Director, works with Albany landlords who are interested in expanding their portfolios. Here are five areas to consider before your next purchase.
1. What do you want your next property to do for you?
Start by setting out your investment goals, preferred areas, budget and likely timescale. Think about the type of property you want to add and how much preparation or ongoing involvement you are comfortable taking on.
Are you looking for something similar to a property you already own, or considering a different type of rental? Do you want a property that needs little preparation, or are you open to improvements before it can be let?
Kate’s starting point is understanding your goals and preferences, so the conversation is about your plans rather than a general list of properties.
2. Who is likely to want to rent it?
Consider the property from a prospective tenant’s point of view. Look at its layout, condition and location, and ask how those features fit the kind of home someone is looking for.
What questions might a tenant ask at a viewing? Which features are useful, and what could make the property less practical? Use those questions to discuss likely tenant demand for the specific property and area, rather than assuming one Edinburgh location or property type will suit every plan.
Kate can help you consider property types and likely tenant demand as part of Albany’s property investment support in Edinburgh.
3. What rent is realistic, and what work might be needed?
Ask for a rental appraisal of the property you are considering. Discuss what the estimate assumes about its condition, presentation and any improvements before letting.
Then consider the practical work involved. Would the property need repairs, redecoration or changes to its presentation? What needs a contractor’s assessment or a separate quotation before you can plan confidently?
Kate’s support can include reviewing achievable rent and potential improvement costs. Treat the appraisal as an estimate, not a guarantee, and keep proposed work visible in your planning rather than considering the rent figure in isolation.
4. What letting and compliance questions need answering?
Raise these questions before deciding to buy: what needs to be checked, which documents are available, and what actions might be required before the property is ready for tenants?
Kate can help identify letting, management and compliance considerations. For background on the tenancy setup process, the Scottish Government’s checks before you set up a private tenancy are a useful starting point. Property-specific questions should be considered alongside advice from the appropriate professionals.

5. What needs to happen between purchase and move-in?
Consider the handover from buying a property to letting it. What work needs to happen first, who will organise it, and when could the property be ready to market?
Discuss the preparation needed, the letting process and how the property will be managed once tenants move in. Kate’s support can include helping you prepare a newly purchased property for the rental market, so these decisions can be considered as part of the wider plan.
