Albany Lettings Ltd
Cookie Policy
This policy explains how Albany Lettings uses cookies and similar technologies, what they do and how you can control your choices.
Your choice comes first
Technologies needed to keep the website secure and working may operate automatically. Optional analytics, preference and advertising technologies are controlled through the website’s cookie settings, except where a narrow legal exception applies.
The preference panel did not open. Use the permanent cookie-settings control provided by the website, or use the browser controls further down this page. Please tell Albany Lettings if the website control is missing so it can be corrected.
What this policy covers
This policy applies when you visit or use the Albany Lettings website. It should be read alongside our Privacy Policy, which explains how Albany Lettings Ltd uses personal information more broadly.
The rules apply to more than traditional browser cookies. They can also cover technologies that store information on, or access information from, a device, including pixels, tags, scripts, local storage and similar tools.
A technology does not have to reveal your name to involve personal information. An online identifier, device identifier or information about browsing behaviour may still relate to an identifiable person or device.
Cookies and similar technologies
A cookie is a small text file stored on your computer, phone, tablet or other connected device when you use a website. Cookies can help a website remember information between pages or visits.
Some technologies are set directly by Albany Lettings’ website. These are often called first-party technologies. Others are provided by another organisation whose service has been added to the website. These are often called third-party technologies.
Depending on their purpose, these technologies can:
- keep the website secure and prevent fraud or technical faults;
- remember your cookie choices or information needed for a feature you request;
- support forms, property searches, saved preferences or account functions;
- help us understand website use, performance and errors;
- measure whether marketing activity leads to an enquiry; or
- support embedded content such as maps, videos or property-search tools.
The categories we use
Strictly necessary
These support security, network management, fraud prevention, form handling, consent records and services you actively request. The website may not work properly without them.
Preferences and functionality
These can remember choices, enable additional features or support saved searches and similar functions. They are used according to your settings and the legal rules that apply.
Analytics and performance
These help us understand how the website is used, identify errors and improve performance. They are not used before the required choice has been made unless a specific legal exception applies.
Advertising and measurement
These may measure campaigns, record conversions or support relevant advertising on other services. They are not activated unless you have made a choice that permits them.
| Category | Why it is used | How it is controlled |
|---|---|---|
| Strictly necessary | To provide a service you request or keep the website secure and functioning. | Operates where legally permitted |
| Preferences and functionality | To remember a choice or enable an additional website feature. | Through cookie settings, or an easy objection where a narrow legal exception is used. |
| Analytics and performance | To produce statistics, understand use, identify problems and improve the website. | Through cookie settings, unless the technology is configured within a specific statistical exception and an easy objection is available. |
| Advertising and measurement | To measure advertising, record conversions or support interest-based advertising. | Only after consent |
Consent and your choices
UK rules generally require us to tell you clearly about storage and access technologies and obtain your consent before using them, unless a legal exception applies.
Strictly necessary technologies may operate without consent where they are essential to provide a service you request or meet another applicable exception. UK law also contains narrow exceptions for some statistical and appearance-related purposes. Where Albany relies on one of those exceptions, the required information and a simple, free way to object must be provided.
Simply continuing to browse is not treated as consent. Optional technologies that require consent should remain off until you make a clear choice. Refusing them must be as straightforward as accepting them.
You can change or withdraw a previous choice at any time. Withdrawing consent does not make earlier processing unlawful, but it should prevent future use of the relevant optional technologies.
Current cookie register
Website technology changes. Plugins are updated, property-search functions evolve and marketing campaigns may begin or end. For that reason, the definitive register should be kept live through the website’s cookie preference tool rather than relying on an old, hard-coded list.
View the live list
The cookie settings panel should show each current technology’s name, provider, purpose, category and duration, together with the controls available to you.
Third-party services
Some website features may be supplied by other organisations. Depending on what is enabled, these may include analytics providers, advertising platforms, embedded maps or videos, security tools, booking services, property-search technology and property-portal integrations.
The live cookie register must name the third parties whose technologies are active, explain what they do and state how long information is stored or accessed. Albany Lettings remains responsible for understanding and controlling the third-party technologies it chooses to include on its website.
Third parties may also process information under their own privacy notices. Their services should be configured in the most privacy-conscious way reasonably available.
Embedded content and property tools
Pages may contain maps, videos, calendars, property-search functions or other content supplied through an external service. Loading or interacting with that content can allow the provider to store or access information on your device.
Where consent is required, the content should remain blocked until you make the relevant choice. In some cases, selecting a feature such as playing a video may be treated as a request to load that content, provided you are given clear information first.
If you choose not to enable an optional service, an external link or alternative contact route may be offered instead.
Browser controls
You can also view, delete or block cookies through your browser. Browser controls are separate from Albany’s own cookie settings and may affect every website you visit.
Blocking all cookies can prevent parts of this website from working properly. Deleting cookies may also remove saved property preferences and your previous cookie choice, so the consent panel may appear again.
Email tracking
Marketing emails may contain a small tracking pixel, tagged link or similar technology that helps Albany understand whether an email was delivered, opened or selected. This can help us measure communications and improve future messages.
You can limit some email tracking by disabling automatic image loading in your email application. You can stop marketing emails by using the unsubscribe link in a message or contacting us. This does not stop essential service messages about an enquiry, appointment, property, agreement or tenancy.
Updates to this policy
We may update this policy when the website, the technologies we use or the law changes. The date at the top of the page shows when the policy was last updated.
The live cookie register should be refreshed whenever a new plugin, embedded service, analytics tool or advertising technology is introduced, removed or reconfigured.
