What is the difference between an instant estimate and a personal valuation?
The ValPal tool uses property information and market data to produce an indicative rental figure. It cannot inspect your home. A personal valuation considers details such as condition, layout and improvements, with advice from the Albany team. Use the estimate as a starting point, not a confirmed rental figure.
Is the rental valuation really free?
Yes. The instant online estimate and our personal rental valuation are free. You do not have to appoint Albany to manage the property afterwards.
How do you work out what my property could rent for?
We consider comparable properties, local demand, location, size, layout, condition, furnishing, energy performance and features such as parking or outdoor space. This helps you plan before marketing, rather than relying on another property's advertised rent.
What information should I include in the form?
Include your contact details and the full property address, including the flat number. Bedrooms, furnishing, condition, recent improvements, parking and outdoor space are useful details. Tell us whether it is tenanted and when you are thinking of letting.
What happens after I submit a valuation request?
The team reviews your enquiry and contacts you during office hours to discuss the property and next steps. The form requests personal advice; it does not produce an automated valuation or confirm a visit.
Will you visit the property, and how long does that take?
We usually recommend a visit for a property-specific appraisal. Allow around 30 to 45 minutes, depending on the property and your questions. We discuss the arrangements with you before an appointment.
Can you value a property that is already tenanted?
Yes. You can enquire when reviewing your current position, planning a future tenancy or considering a change of agent. Tell us about the existing tenancy so our advice reflects your circumstances.
Can you help me prepare the property or improve its rental appeal?
Yes. We can discuss repairs, decoration, furnishing and presentation, alongside practical letting requirements. For first-time landlords, we can also explain the stages before marketing and move-in. Improvements may help rental appeal, but spending more does not automatically mean achieving a higher rent.
