Tenants report maintenance through Albany’s online Fixflo system, which guides them to provide photographs and the information needed to assess the issue.
The team can then organise access, coordinate the appropriate contractor and maintain a record of what has been reported and what action is being taken. Work outside the agreed authority limit is referred to you for approval.
Out-of-hours support for urgent issues
The online repair-reporting route is available at any time, and managed tenants have access to out-of-hours emergency contacts for qualifying urgent issues.
You should not be receiving the first call about an emergency leak or loss of essential services in the middle of the night.
Compliance administration
Albany helps coordinate the property information and recurring records relevant to the tenancy, which may include landlord registration, safety reports, alarms, deposit protection and HMO licensing where applicable.

For HMRC purposes, being a non-resident landlord is not simply a question of living outside Edinburgh or outside Scotland.
The Non-resident Landlords Scheme may apply when your usual place of abode is outside the UK and you receive UK rental income. This can include landlords living in the Republic of Ireland or further abroad.
A landlord living in England, Wales or another part of Scotland may be remote from the Edinburgh property, but would not ordinarily fall within the scheme solely because they live elsewhere in the UK.
Where the scheme applies, a UK letting agent that receives the rent generally has to operate the scheme and deduct tax unless HMRC has confirmed in writing that the named landlord may receive the rent without deduction.
During onboarding, Albany will need to establish where each owner usually lives and obtain the information or HMRC authorisation needed to operate the correct process. Joint owners may have different positions and should be considered separately.
Albany provides letting and property management. We do not provide individual tax advice. Landlords should speak to HMRC, an accountant or another suitably qualified tax adviser about their residence, reporting duties, ownership structure and tax liability.
Already have a tenant or another letting agent?
You do not necessarily need to wait until the property is empty before moving to a better management arrangement.

Will I have one person to contact?
You will have a designated property manager for the ongoing tenancy. Accounts, maintenance and compliance colleagues may complete specialist work, but the property manager keeps the tenancy context in view and helps make sure the next step is clear.
How will I see my rent and property-management costs?

Do I still need to register as a landlord in Scotland?
Most private landlords must register with the relevant Scottish local authority before letting, subject to limited exemptions. Living elsewhere does not remove that requirement. Albany can help keep the registration information visible, but the landlord remains responsible for registering and renewing on time.
Who is responsible for Scottish safety and repair standards?
